Garage Door Weather Strip
Protect Your Garage From Drafts, Snow and Moisture
Garage door weather stripping creates a protective barrier around the door, helping reduce cold drafts, moisture, snow, dust, insects and debris entering the garage.
Alberta’s temperature changes can cause old rubber and vinyl seals to become dry, hard and brittle. When the material loses its elasticity, it can no longer properly follow the floor or maintain contact with the garage door frame.
ElevateX Overhead Doors assesses the entire garage door opening before recommending a replacement. The correct seal depends on the door, retainer, frame, floor condition, gap size and existing hardware.
Signs Your Weather Seal Is No Longer Working
A garage door seal does not need to be completely detached before it becomes ineffective. Check for changes in the material and visible gaps.
Dry or Brittle
The seal feels hard, dry or cracked and may break when bent.
Not Elastic
The rubber no longer compresses or returns to its original shape.
Visible Gaps
Light can be seen around the top, sides, corners or bottom of the door.
Weather Entering
Water, snow, cold air, dust or insects regularly enter the garage.
Upper Weather Stripping or Bottom Seal?
Homeowners often confuse perimeter weather stripping with the rubber installed underneath the garage door. They perform different functions.
Top and Side Weather Stripping
Perimeter weather stripping is installed around the upper and side edges of the garage door opening.
- Seals the door against the exterior frame
- Reduces drafts, dust and blowing snow
- Available with aluminum, steel or vinyl components
- Available in different colour options
Bottom Rubber and Retainer
The bottom seal is attached to the lower edge of the garage door and compresses against the garage floor.
- Closes gaps between the door and concrete
- Uses flexible rubber held inside a retainer
- The rubber may sometimes be replaced separately
- The retainer may also require replacement
Aluminum, Steel and Vinyl Weather Seals
The correct material is selected based on compatibility, durability, appearance and exposure to Edmonton weather.
Aluminum
A lightweight and corrosion-resistant option commonly used for retainers and structured weather-sealing systems.
- Clean and professional appearance
- Resistant to rust and moisture
- Supports compatible rubber inserts
- Suitable for many residential doors
Steel
A strong option where additional rigidity or structural support may be required.
- Strong and structurally stable
- Suitable for demanding applications
- Available in different profiles
- Selected according to door compatibility
Vinyl
A flexible material commonly used around the top and sides of residential garage doors.
- Creates a flexible exterior seal
- Available in several colours
- Provides a clean finished appearance
- Conforms to minor frame variations
Bottom Rubber, Retainer or a Complete System
Sometimes only the flexible rubber insert needs replacement. In other cases, the existing retainer is bent, damaged, loose, corroded or incompatible with available replacement rubber.
Bottom Rubber Replacement
Used when the existing retainer is secure and a compatible rubber profile is available.
Bottom Retainer Replacement
Recommended when the existing retainer is bent, damaged, loose or incompatible.
Rubber and Retainer
A complete system using a compatible retainer and flexible rubber selected for the garage door.
Match Your Garage Door and Exterior Trim
Weather stripping is available in a range of colours. ElevateX can help select an option that works with the garage door, frame, siding, stone and exterior trim. Availability depends on the selected product.
A Case-Specific Weather Seal Assessment
The correct seal cannot always be selected from a photograph. The door, floor, frame and existing hardware should be inspected.
Inspect
We inspect the top, sides, floor, bottom edge and existing retainers.
Identify
We determine the required profile, material, gap size and attachment method.
Recommend
We explain whether you need perimeter stripping, rubber, a retainer or both.
Install
The selected weather seal is fitted, secured, adjusted and tested.
The Right Seal for the Right Garage Door
A weather seal only performs properly when the material, profile and installation method match the garage door system.
Case-Specific Recommendations
We assess the actual garage door instead of assuming one universal seal will work for every installation.
Multiple Material Options
Aluminum, steel, vinyl, rubber and different retainer profiles are considered.
Professional Installation
The seal is installed and adjusted to maintain contact without interfering with normal door operation.
Edmonton Climate Experience
Recommendations account for cold temperatures, snow, moisture, wind and seasonal temperature changes.

Requested a quote for a full door service, as well as door opener replacements (Went from trolley-style to jackshaft-style openers) and his price was under his competitors and done fast! Quoted on Sunday, work was completed on Thursday. All rollers changed, faulty hinges replaced, new shafts/springs, new weather seal, and two brand new door openers.
Couldn't be happier, I highly recommend calling Eitan for your next door servicing.
